Throughout this document, “we/us” refers to the owners of Jasmine Cottage, “you/your” refers to the person who is making the booking and includes everyone who stays at the cottage on the dates that you have booked.
When you book your holiday with us at Jasmine Cottage you agree to the following Terms and Conditions:
A legally binding contract is formed between you and us when you make a booking with us and when we confirm that booking in writing either by email or post.
Payment can be made by bank transfer or by cheque. You will need to contact us by email or telephone to obtain the relevant details. We do not currently accept payment by credit or debit card.
When making a booking a non-refundable deposit of 30% of the total cost of your holiday is payable. Your booking will not be confirmed until we have received your deposit. For balance transfer payments, this is when the money is deposited in our account. For payments by cheque, this is when the cheque has cleared through the bank. We will confirm your booking in writing, either by e-mail or by post.
The balance payment is due 8 weeks before the start of your holiday. If the balance is not received by us on or before the due date, this will be construed as a cancellation of the contract by you and the cottage will be released for resale.
You will need to make a note of the balance due date as we will not send you a reminder for payment once we have confirmed your booking. We will confirm receipt of your balance payment by email or post.
For bookings made within eight weeks of your holiday, or at very short notice, the full cost of the holiday is payable.
For last minute bookings, payment must be made by bank transfer.
• Use of bed linen provided at no extra charge
• Crockery, pots, pans, glasses and cutlery
• A reasonable quantity of appropriate fuel for cooking, heating etc for your stay
Extra charges apply for:
Cot (bed linen not included)
Dogs (per dog per week)
Arrival and Departure
The cottage will be available for occupancy after 4pm on the day of your arrival, unless otherwise agreed in advance, and must be vacated by 10am on the morning of your departure.
Jasmine Cottage sleeps up to four people plus one infant in a cot. If the number of people occupying the property exceeds this we can refuse you access to the property or make you leave before the end of your holiday. You will not be entitled to any compensation or any refund of money you have paid to us.
The cottage is rented out to you for holiday purposes only and is limited to the period agreed between you and us at the time of booking. You agree not to sublet the cottage or any part of it during the rental period.
Care of the Cottage
You agree to respect the cottage and take all reasonable care of fixtures, fittings and contents both in and on the property.
You agree to leave everything in a clean and tidy condition at the end of your rental period.
You are responsible for any breakages or damage you cause to the cottage and its contents and you agree to pay for any such damage. We will invoice you for the cost of repairing any damage or for replacing any items. We will also invoice you if any special cleaning is required on your departure. Please report breakages or damage before you leave.
In the unlikely event that you discover any damaged items on arrival, you must report them to us immediately so that you will not be held liable and so that we can organise repairs or replacements.
If you find that something in the property is faulty please let us know immediately. We cannot rectify problems if we don’t know about them and will always do our best to put things right as quickly as possible when we do.
Thornthwaite is a peaceful village and we ask you to ensure that it remains so. You agree to prevent any member of your party from causing a nuisance or disturbance in or around the cottage, or elsewhere in the village. If you do cause a nuisance or disturbance, we reserve the right to make you leave the property immediately and you will not be entitled to compensation or any refund of money paid to us.
You agree to ensure that the cottage is left secure when you go out. In the unlikely event that anything belonging to you is stolen from the property, it will be your responsibility.
Jasmine Cottage is strictly NO SMOKING.
A charge will be made for cleaning fabrics if there is evidence of smoking in the cottage.
Guests agree to accept full responsibility for the safety of their children and must not leave them unsupervised in the cottage or on the property at any time.
Dogs are very welcome in Jasmine Cottage.
When you bring a dog (or dogs) you agree to the following conditions:
You will inform us at the time of booking and make the appropriate payment
Your dog(s) must be well behaved and house trained
You will ensure that your dog is clean, and as dry as possible, before allowing him/her into the property
You will not leave your dog(s) alone in the cottage, or anywhere in the grounds of the property, at any time
You will not allow your dog(s) into the bedrooms or to sleep or climb on any of the furniture
You will pick up dog waste from the cottage grounds and ensure that there is no evidence of your pet on your departure
You will be liable for any damage caused to the property by your dog(s).
Cancellation by you
If you need to cancel your holiday you must do so in writing as soon as possible, either by email or post. If you wish to cancel by post, please contact us to obtain the postal address. The following cancellation policy will apply:
If you cancel your booking, your deposit is always non-refundable.
If you cancel your booking before the balance due date, no further payment will be due.
If you cancel your booking on or after the balance due date and you have not already paid your balance, you will still have to pay the amount outstanding. The balance payment will only be refunded if we are able to re-let the cottage for the dates that you booked. If we are unable to re-let the cottage, you will not receive a refund.
We strongly recommend that you take out holiday cancellation insurance so that all your payments are covered if you do need to cancel.
Cancellation by us
If the cottage becomes unavailable for reasons beyond our control, we may have to cancel your holiday. If this happens, we will try to find you alternative accommodation. If we are unable to do so, or if the alternative we find is not acceptable to you, we will refund you all the money you paid to us for your holiday. Our liability to you would be limited to this refund and you would have no further claim against us.
We do not accept responsibility for injury to any person staying at the cottage, or for loss of/damage to your possessions, unless the injury, loss or damage is caused by a proven negligent act or omission by ourselves, or anyone acting on our behalf, such as employees or contractors. This includes loss or damage to vehicles and their contents.
All the information provided on our website is accurate to the best of our knowledge. We have provided it in good faith and believe it to be correct, however, it does not form part of the contract between us and you. We reserve the right to make changes to our website whenever necessary and accept no liabilities for small inaccuracies.
Right of Entry
We, or anyone acting on our behalf, will be allowed the right of entry to the cottage at all reasonable times in order to make an inspection or to carry out any necessary repairs or maintenance.
